Maintenance Manager

Cornerstone Properties Ltd., a local property management company, is looking for a motivated individual to lead our team of Service Experts in the Maintenance Division.  This is an exceptional opportunity for a motivated individual to be involved in the growth of the company.  Cornerstone Maintenance Services has been serving Victoria properties since 1995, and our team of experienced journeymen and highly trained Service Experts offers our customers reliable service with an emphasis on quality workmanship.  We are an industry leader in property maintenance, renovations and 24 hour emergency responses.

 

The key duties are as follows:

  • Supervision of the Maintenance team of Service Experts and Admin staff.
  • Conducting safety inspections and quality assessments of all sites.
  • Monitor the expenditures for the jobs.
  • Maintain positive relationships with clients and suppliers.
  • Negotiate, develop, and prepare permits, contracts.
  • Plan, schedule, and coordinate general maintenance, major repairs and remodeling or construction projects.
  • Routinely inspect properties to ensure they are safe and to determine if repairs or maintenance are needed.
  • Marketing/Management plans.
  • Other duties as necessary as the position evolves.

 

Requirements: 

  • Ability to negotiate, develop and prepare quotes and to communicate effectively.
  • A commitment to excellence in service delivery.
  • Ability to manage confidential information in an appropriate manner.
  • Excellent interpersonal and business communication skills, both written and verbal.
  • Proven conflict resolution skills.
  • Ability and willingness to maintain and provide a high level of customer service.
  • Ability to work as a Team Leader and Coach.
  • High level of organization, attention to detail, and ability to complete tasks.
  • Ability to work with staff, owners and contractors.
  • Positive attitude and a desire to learn.
  • Experience with Outlook, Word, and Excel.
  • Working knowledge of Strata Property Act and Residential Tenancy Act would be an asset.
  • Knowledge of asbestos abatement and/or flood restoration would be an asset.

Resident Building Caretaker (Rentals)

 

Cornerstone Properties Ltd., has been servicing Victoria properties since 1987 and is currently seeking to fill a permanent full-time position for a rental resident caretaker or couple for two buildings:  one 48 unit building and one 70 unit building.  The successful applicant(s) will be responsible for both buildings and will be required to live in the 70 unit building.

 

Key duties:

 

Maintenance

  • To conduct minor repairs and maintenance work.
  • Daily maintenance of the lobby, hallways, elevators, stairwells, laundry room.
  • Gardening and yard work, including mowing lawns, spreading icemelt, shoveling walkways.

 

General

  • Assist in obtaining quality tenants for the building.
  • Assist in the collection of rents, arrears and serve any documents as instructed by the Property manager.
  • Maintain accurate records as to tenants’ names, rent due and paid, security deposits, locker numbers, parking spot numbers, etc.
  • Assist in resolving tenants’ complaints and queries, and to refer such matters to the Property Manager, if applicable.


Knowledge and Abilities

  • Knowledge of the Residential Tenancy Act is an asset.
  • A commitment to excellence in service delivery.
  • Excellent interpersonal and customer service skills.
  • Ability and willingness to maintain and provide a high level of customer service.
  • Ability to work with staff, owners and contractors.
  • Willing to learn our specialized Property management software (Netintegrity) and Microsoft Office.
  • A vehicle is a must.

Maintenance Technician

The following skills would be an asset for the position but are not required:

  • Carpentry, plumbing, electrical skills.
  • Drywall repair, texturing, painting at a high quality level.
  • Water leak detection, restoration and repair.
  • Irrigation start ups and repairs.
  • Bathroom renovations and tile work.
  • Work inside and outside in all elements.
  • HVAC service work.

The ideal candidate would demonstrate the following:

  • Excellent attitude and work ethic.
  • Excellent diagnostic and problem solving skills.
  • The ability to follow instructions; both written and oral.
  • Present the company in a professional manner.
  • Maintain a high level of personal grooming and appearance.
  • Good organizational, time management and documentation skills.
  • Be able to lift equipment and supplies of 50lbs or more up stairs and throughout buildings if needed.

 The successful candidate must:

  • Have experience.
  • Use a smartphone.
  • Have a reliable and secure van or pick-up truck.
  • Provide basic hand tools.
  • Wear a company uniform.
  • Be able to work independently or as part of a team.
  • Be on occasional on-call rotation for after hours emergency service.
  • Provide a current criminal record check (you will be reimbursed for this cost).
